The flooring we fit most often.

Engineered oak and hardwood

The most popular choice across South London — engineered oak is dimensionally stable (handles humidity changes better than solid wood), available in long wide planks up to 240mm, and can be sanded and refinished if damaged. Pre-oiled or pre-lacquered finishes. Most common in living rooms, hallways and bedrooms in Wandsworth, Wimbledon, Dulwich, Clapham and Balham family homes.

Herringbone and chevron parquet

Classic V-shaped herringbone or angled chevron — adds instant character and resale value. Available in engineered or solid oak, in finishes from natural to fumed and smoked. More complex to fit than straight planks — every block individually placed, mitred cuts at thresholds, perimeter rows finished neatly. Premium installation, premium result. Common in period properties across Wimbledon Village, Dulwich, Chelsea and Kensington.

Solid hardwood and reclaimed boards

Solid oak, walnut, ash or reclaimed Georgian and Victorian floorboards. Most period South London properties already have solid pine or oak under the carpet — we can lift, repair, sand and refinish original boards rather than replace. The patina of a 130-year-old floor cannot be bought new. Common in Dulwich, Clapham and Wandsworth period homes.

Luxury vinyl tile (LVT)

The fastest-growing flooring choice — waterproof, hardwearing, comfortable underfoot, compatible with underfloor heating, available in convincing wood and stone effects. Karndean, Amtico, Quick-Step LVT specialist installation. Ideal for kitchens, bathrooms, utility rooms and high-traffic family homes across Bromley, Beckenham, Croydon and Banstead.

Laminate and vinyl sheet

Cost-effective wood-effect laminate for buy-to-let properties and rental refurbishments. Sheet vinyl for kitchens and bathrooms on a budget. Quick to fit, easy to replace, sensible for high-turnover properties. We’re honest about when laminate is the right call — most family homes want engineered oak instead.

Carpet

Wool, wool-mix and nylon carpets supplied and fitted — bedrooms, stairs, landings. Underlay properly specified for the room (memory foam underlay for bedrooms, dense rubber for stairs). Carpet remains the most comfortable choice underfoot for bedrooms in family South London homes.

— What it cos

Flooring costs in South London.

Honest fitting rates based on actual jobs across South London in 2025-2026. Materials separate — we can supply through our trade accounts (often at better prices than retail) or fit your own purchases. Subfloor preparation and underlay quoted separately as they vary by property.

Engineered oak and hardwood fitting · from £80/m²

Includes acclimatisation, glue-down or floating installation, expansion gaps, perimeter trimming, threshold strips, beading where required. Solid hardwood slightly higher than engineered due to additional moisture management.

Herringbone and parquet fitting · from £100/m²

Premium installation — every block placed individually, mitred perimeter rows, threshold transitions, careful pattern alignment across doorways. More wastage on cuts, more skilled labour, more time on site. Worth every pound when it’s done.

LVT fitting · from £40/m²

Glue-down or click-lock installation, depending on product. Includes self-levelling compound on uneven subfloors, careful pattern matching, beading and threshold strips. Compatible with underfloor heating with correct adhesive.

Laminate fitting · from £30/m²

Floating click-lock installation with underlay. Quick to fit, sensible for rentals and budget refurbishments. We’ll be honest about whether laminate or LVT makes more sense for your specific room.

Carpet fitting · from £20/m²

Includes grippers, underlay, stretch-fitting, careful seam joining, threshold finishing. Stairs and landing typically priced separately due to complexity.

Materials supplied at trade prices through our accounts (typically 15-25% cheaper than retail) or we’ll fit your own purchases — your choice. Subfloor preparation, removal of existing flooring, and underlay quoted separately based on property condition. All prices exclude VAT.

— How we work

Our flooring installation process.

A bad flooring job shows immediately — uneven boards, lifted edges, bulging seams, mismatched thresholds. We treat subfloor preparation as half the work. If the base isn’t right, no amount of expensive flooring will save it.

1. Site visit and survey

We measure the rooms, check subfloor condition (concrete, chipboard, joist-and-board), look for damp, check floor levels, identify threshold transitions, and discuss which flooring type makes sense for the use of each room.

2. Material selection

We share samples, discuss finish options, and recommend specific products based on the room — different products for kitchens vs bedrooms vs hallways. You can buy through our trade accounts or supply your own.

3. Fixed-price quote

Itemised — fitting, subfloor prep, materials (if supplied), underlay, threshold strips, beading, removal and disposal of old flooring. Nothing hidden. If the strip-out reveals damp or rotten joists, we tell you before we proceed.

4. Subfloor preparation

Old flooring removed and disposed of. Self-levelling compound applied where needed (most period properties have undulating floors). Damp-proof membrane where required. Acoustic underlay specified for upstairs rooms in flats. Acclimatisation time for wood flooring (48-72 hours minimum).

5. Installation and finishing

Floor laid level, expansion gaps respected, perimeter trimmed neatly, thresholds finished, beading or skirting refitted. Final clean. Maintenance instructions handed over. Two-year workmanship warranty.

— Why LMDEC

Why South London homeowners trust us for flooring.

Subfloor prep is half the job. Most flooring problems — lifting, gapping, creaking — come from skipped preparation. We don’t skip it. Self-levelling, damp-proofing, and acclimatisation are all properly done before a single plank goes down.

Period property experience. Victorian and Edwardian properties have undulating subfloors, mixed-height joists, draughty floor voids, and original boards worth preserving. We know when to restore the existing floor and when to start fresh.

You buy materials your way. We supply through trade accounts (typically 15-25% under retail prices) or fit your own purchases. No pressure to use our suppliers if you’ve already chosen something specific.

£2M public liability insurance, two-year workmanship warranty. We return at six months to check for any settling or movement — included.
