Pre-sale property improvement in South London by LMDEC LTD — targeted refurbishment to maximise asking price before market listing

— Pre-sale property improvement · South London

Pre-sale property improvement — refurbishments before you sell.

Targeted refurbishments designed to maximise your asking price — in two to four weeks, before the photographs.

Selling soon? The single most cost-effective renovation you’ll ever do is the one that happens between “We’re going on the market” and the estate agent’s first viewing. Targeted, time-boxed, designed for resale value — no over-spec, no slow-burn refurbishments. Two decades of South London building experience focused on what actually moves the asking price.

— What we do differently

Why pre-sale refurbishments need a different approach.

A full refurbishment treats the property as somewhere you’ll live for the next decade. A pre-sale refurbishment treats it as something a buyer needs to fall in love with within 90 seconds of walking through the front door.

That changes the calculation entirely. Bespoke kitchens with imported German cabinetry are wasted on buyers who’ll rip them out for their own style. Wet rooms with marble might not return their cost in £400k flats. Period restorations need investment but pay back proportionally to the postcode.

Pre-sale refurbishment is about maximum impact per pound in the shortest timeframe. Tired but salvageable kitchen? New worktops, doors, handles and tiles — not new units. Dated bathroom? Fresh tiling, new sealant, new fittings — not new layout. Faded décor? Sympathetic neutral repaint that lets viewers project their own taste onto the rooms.

— Real client review

What clients say.

“We just wrapped up a massive refurb on our Victorian semi in Wimbledon, and honestly, LMDEC LTD turned what felt like a never-ending nightmare into something straight out of a glossy mag. My wife and I were dreading it — we’d heard too many horror stories about builders ghosting mid-job or slapping on shoddy work. But these guys? Solid from the jump. A big shoutout to Lukasz, the owner — he’s the kind of straight-talking bloke who runs a tight ship.”

— Common questions

Frequently asked.

How quickly can you start?

For pre-sale refurbishments we can usually be on site within 1-3 weeks of the initial site visit, depending on scope and material lead times. Standard quick-sale refresh package can start within a week if needed. We block out time specifically for pre-sale clients because the timing is critical for your listing.

Is it worth doing a pre-sale refurbishment?

In our experience across recent South London sales — usually yes, especially in mid-market postcodes (Croydon, Bromley, Beckenham) where presentation noticeably affects asking price. Less obvious in luxury Kensington and Chelsea where buyers expect to renovate to their own taste anyway. We give you a candid recommendation at the site visit — sometimes the answer is “spend on the kerb appeal and decoration only” rather than a full package.

Do you work with my estate agent?

Yes. We work alongside your estate agent on listing timing, photo dates, and viewing schedule. Most South London estate agents have seen our work and are happy to brief us on what’s selling locally — built-in storage, fresh decoration, neutral colour palettes, good kerb appeal. If you don’t have an agent yet, we can introduce trusted partners.

Can I stay in the property during the refurbishment?

For quick-sale refresh (2 weeks) — yes, we work around your routine, contain dust, keep services running. For the full 4-week refresh — depends on scope. If we’re touching kitchen and bathrooms simultaneously, most clients prefer to stay with family or rent short-term. We will be honest about what is realistic at the quote.

What if the work doesn’t add the predicted uplift?

The uplift figures we share are based on recent comparable sales — they are realistic ranges, not guarantees. Final sale price depends on market conditions, listing strategy, viewings management and timing. We don’t operate on commission or share of sale. You pay for the build, the build itself adds quality. If the market falls, the build is still better than no build.
