Two decades as South London builders.

Lukasz Mazurek has been working on London building sites as a South London builder for two decades. After years on other people’s projects, he started LMDEC in 2014 as a sole trader — with a clear idea of how he wanted to work. Small in-house team, proper work on real homes, no corners cut to fit a quote, no disappearing once the deposit cleared.

By 2018 the business had grown enough that incorporating made sense — LMDEC LTD was registered at Companies House (Number 11635394) and we moved to our current base at Capital Business Centre in South Croydon. We took on more general trades in-house — bricklayers, plasterers, joiners, decorators — and expanded into full refurbishments and extensions alongside the kitchens, bathrooms and single-room projects we’d been doing.

Today we’re still based in South Croydon. Still family-run. Still doing the work ourselves where it makes sense, and partnering with trusted, individually qualified specialists for trades that require dedicated certification. We’ve taken on Victorian terraces in Clapham and Balham, period villas in Dulwich and Wimbledon, mansion flats in Kensington and Chelsea, and family homes across Wandsworth, Beckenham, Bromley, Banstead and Richmond. What’s changed since 2014 is the scale of the projects. What hasn’t changed is how we work — Lukasz still personally visits every site before a quote goes out, our project managers still meet weekly with every client on every job, and we still come back at six months to check our own work. That part doesn’t scale, and we don’t want it to.

If the strip-out uncovers something hidden — old asbestos, rotten timbers, failed pipework — we tell you immediately, give you costs and options, and only proceed once you’ve agreed.

Period property expertise. Two decades of Victorian and Edwardian South London properties — wonky walls, sloping floors, lath-and-plaster ceilings, original mosaic tiles, lead pipework, single-skin partitions, ancient wiring. We know what’s worth preserving, what’s worth replacing, and what’s worth working around.

Conservation areas and planning. We understand the constraints — Dulwich Estate, Wimbledon Village, Wandsworth Common, Pimlico, parts of Chelsea and Kensington — what planning officers will and won’t accept, what Article 4 directions cover, what Listed Building Consent applications need. We work with trusted architects and planning consultants.

Two-year workmanship warranty on every project, with a 6-month return visit included to check the build. We come back, check plaster cracks, weatherproofing, decoration, any settling — no charge.
