— What we renovate
The rooms we work on most often.
Living rooms
Period plaster repair, cornice and dado restoration, feature panelling, bespoke alcove shelving and media units, refinished or newly laid hardwood floors, integrated lighting. We take Victorian and Edwardian rooms that have been damaged by decades of patchy work and restore them properly. Common in Wandsworth, Clapham, Balham, Dulwich, Wimbledon and Beckenham.
Bedrooms and dressing rooms
Bespoke fitted wardrobes built into chimney breasts and alcoves, soft-close drawers, integrated lighting, full re-plastering, new electrics, dimmable circuits. Master bedrooms with feature walls and walk-in dressing rooms. Common in family homes across Wimbledon, Banstead, Richmond, Bromley and Croydon.
Home offices
Properly cabled — ethernet runs, multi-gang outlets, USB-C wall sockets, dedicated lighting circuits, acoustic insulation between rooms. Built-in desks and bookcases. Soundproofing for video calls. Common in converted spare bedrooms and loft conversions across South London.
— How we work
Our room renovation process.
A “simple” room refurbishment usually involves five trades — plastering, electrics, joinery, flooring, decoration. Done badly, you’ll see the bad joints, the wonky cornice, the patchy paintwork, every day for ten years. We do all five in-house, in the right order, with one project manager.
1. Site visit and honest quote
We come to your home, measure the room, check the existing plaster, floor levels, wiring and any structural issues. You get a detailed fixed-price quote within 48 hours with every line itemised.
2. Design and specification
We agree the scope, colour scheme, flooring, joinery details, lighting plan, and any electrical changes. Mood boards if you want them, technical drawings for built-ins, schedule of finishes. No surprises on site.
3. Build
Strip out, first-fix electrics, plastering and skimming, joinery install, flooring, second-fix, decoration. Most rooms take one to three weeks. Dust sheets every day, furniture covered or removed, neighbour-friendly working hours.
4. Handover and snagging
Final clean, walkthrough, any leftover paint labelled for touch-ups. Two-year workmanship warranty. We come back at six months to check the plaster cracks, floor settling, and any decoration touch-ups — included, no charge.
— What it costs
Room renovation costs in South London.
Honest ranges based on the rooms we’ve actually renovated across South London in 2025-2026. Final price depends on room size, condition of existing walls, joinery requirements, and electrical scope.
Compact refurbishment · £3,000 – £6,000
Single bedroom or small living room. Skim coat over existing plaster, two-coat redecoration, refinished or vinyl flooring, minor electrical updates. Good for landlords preparing rental properties and homeowners refreshing one room.
Standard refurbishment · £6,000 – £15,000
Full re-plaster, new hardwood or engineered flooring, fitted wardrobes or built-in shelving, complete rewire with new sockets and lighting circuits, full decoration. Typical for family living rooms and master bedrooms in Wandsworth, Wimbledon, Beckenham, Bromley and Banstead homes.
Luxury refurbishment · £15,000 – £30,000+
Period plaster restoration, bespoke feature panelling, custom hardwood floors with herringbone or parquet patterns, integrated audio-visual cabling, smart lighting systems, walk-in dressing rooms, bespoke joinery throughout. Common in Chelsea, Kensington, Richmond and the larger family homes in Wimbledon and Wandsworth.
Multi-room projects are usually 10-15% cheaper per room than single-room jobs — we’re on site for longer, equipment stays in place, materials bought in bulk. Worth bundling if you’re planning to do more than one room.
— Why LMDEC
Why South London homeowners choose us for room refurbishments.
Five trades, one team, one quote. Plastering, electrics, joinery, flooring, decoration — all in-house. No coordinating between sub-contractors, no “the painter’s waiting for the plasterer”. One project manager, one timeline, one quote.
Period property experience. Victorian and Edwardian properties have wonky walls, sloping floors, lath-and-plaster ceilings, single-skin partitions, ancient wiring. Many are in conservation areas or listed, which we factor into the design. We understand the constraints and work with them, not against them.
Fixed-price quotes, transparent costs. Every line itemised. If we strip back a wall and find old plaster lath that needs taking off completely, we tell you before we proceed — costs and options, your decision.
£2 million Public Liability insurance, two-year LMDEC workmanship warranty. All gas work by individually qualified Gas Safe registered subcontractors; all electrical work by individually qualified NICEIC certified subcontractors. We return at six months to check plaster cracks, paint touch-ups, and floor settling — included.
